Representing Landlords


  • RNM Properties in leasing over a million square feet of office, R&D and retail spaces, including transactions against such tenants as Infineon, Sony Systems, Dun & Bradstreet, Lawyers Title, Starbucks, McAfee Software, Marsh Insurance, Ann Taylor, Orvis, Extreme Pizza, Kaiser Hospitals and various national law firms, including Tucker Ellis & West and Sedgwick Detert Moran & Arnold. BVL recently represented RNM in negotiating with CamelBak for its new headquarters in Petaluma. BVL also represented RNM in negotiations with Thermo Fisher Scientific for its new facility in Petaluma and with Calix Networks for its lease renewal; both transactions involved significant allowance and build-out issues.

  • Berkeley Land Company in negotiating leases and renewals with Bank of America, AC Nielsen, Fidelity Title and Digital Fountain.

  • Bridge Housing in negotiating a retail lease with 99 Cents Only, the anchor tenant at Mandela Gateway in Oakland.

  • Menlo Equities in lease transactions throughout California, including against such tenants as Deluxe Media, State Compensation Insurance, Chili's Restaurants and 24 Hour Fitness.

  • Fruitvale Transit Village in the leasing of its retail spaces at the Fruitvale BART station in Oakland.

  • Siebel Systems in subleasing several hundred thousand square feet of excess office space including substantially the entire 350,000 square foot Watergate Tower in Emeryville.

  • The Oakland Army Base Redevelopment District in developing its leasing forms and program.

  • The owners of the Folger Building in negotiating with the Wharton School for their West Campus in San Francisco.

    Representing Tenants


  • Numerous bio-tech clients, including Favrille, Monogram Biosciences, Jazz Pharmaceuticals, Revance, Biofocus, and Reliant Technologies in leasing and subleasing transactions throughout California against such landlords as Alexandria, Slough, BioMed Realty, Kilroy and The Irvine Company, including leases involving multi-million dollar laboratory buildouts and addressing build-to-suit issues under EITF 97-10. Recently, BVL has been active in assisting bio-tech companies in successfully terminating or renegotiating their lease obligations.

  • Sunpower Corporation in negotiating its 240,000 square foot headquarters/R&D/warehouse facility lease at the historic Ford Plant in Richmond.

  • Coriander Thai in negotiating its new lease at The Metreon in San Francisco.

  • A Sonic Drive-In franchisee for a new restaurant in Vacaville.

  • Magellan Health Services in negotiating leases for new facilities..

  • The LaJolla Playhouse is negotiating a restaurant development agreement with Puck Restaurants and the University of California in San Diego.

  • Missoni, an Italian, high-end clothing designer, in negotiating the lease for its flagship store on Rodeo Drive in Beverly Hills

  • The California Institute for Regenerative Medicine in its successful negotiations with The City of San Francisco, Stockbridge Capital and Alexandria Real Estate regarding payment of operating expenses.

  • Mondo Sonoma, one of Sonoma's newest restaurants, in launching its first site.

  • Playfirst in relocating and expanding its main office to 160 Spear Street in San Francisco.

  • Partida Tequila, a high end brand, in relocating and expanding its main office to 150 California Street in San Francisco.

  • Small and large office and R&D tenants throughout California against such landlords as Hines Holdings, Shorenstein Properties, Seagate Properties, Equity Office Properties, RREEF, Morgan Stanley, Sobrato Partners, Legacy Partners, Peery-Arrillaga Properties, and Pacific Eagle Holdings.

    Sales, Acquisitions and Financings


  • RNM Properties in the acquisition of almost its entire portfolio throughout the Bay Area, including Lakeville Business Park in Petaluma and the award winning First Street Center in San Jose. Also represented RNM in the sale of the Fountaingrove Golf Club, the Miner Family Winery, and various office and R&D properties.

  • Menlo Equities in the purchase and sale of various properties including office parks in Burbank, Irvine, San Diego, San Jose and Redwood Shores.

  • A large Burger King franchisee in acquiring various properties throughout the Western States, including the purchase of 15 existing Burger King properties through a bankruptcy auction.

  • Roy Estate Wines in obtaining secured financing from Silicon Valley Bank to expand its Napa winery operations.

  • Investors in the acquisition of 360 Spear Street and 731 Market Street in San Francisco in transactions involving complex partnership and 1031 exchange issues.

  • Investors in the acquisition and potential hotel redevelopment of properties in downtown Sacramento.

  • A commercial condo developer in the sale of its commercial condominium units in downtown Sacramento, including coordinating with co-counsel on the finalization of the condominium formation documents.

  • A private investor in the possible acquisition of 7,500 acres of timber land in Mendocino County and the negotiation of a conservation easement with The Nature Conservancy.
